Retail Amenities & Floorplans

  • All utilities for the building come to one central mechanical room: these include AT&T, AmerenIP (gas meters are already installed), a new 1200 amp three phase electrical service with meter rack for the first floor, Comcast and pre-wiring to satellite racks on the roof, water meters, sprinkler riser system.
  • Upscale central restrooms that provide a first floor occupancy rating of 300 are in place with access planned from all first floor lease spaces. This does not preclude a leased space having its own restrooms if that is desired.
  • New entrances on the Hickory Street elevation are envisioned and will be planned per leased space.
  • Awnings may not be physically possible on the Washington Street frontage if the city plants trees in existing sidewalk planting beds.
  • On the Hickory Street elevation paving the parkway to provide areas for outside seating is possible.
  • Central garbage and delivery area off of Hickory. Dumpsters indoors in a separate enclosed room.
